Jess on page 3 has the right answer. T4L1 then T5L1. The money increase from T 3 to 4 is huge, but from T4L1 to L2 is almost nothing. Maybe if you need quick stat increase (for hitting certain players) you can do some T4 upgrade, but don't do your whole dorm.
